Pier Escape A is a comfortable two-story home designed to give your group plenty of room to gather, relax, and enjoy your time in Jacksonville Beach. The first floor features an inviting living area, dining space, fully equipped kitchen, private laundry area, and a downstairs primary bedroom with its own bathroom. Step outside to the covered patio, a comfortable spot to enjoy your morning coffee or unwind after a day at the beach.

Pier Escape B offers the comfort and privacy of a fully private two-story unit, with a practical layout that gives everyone space to settle in. The first floor includes the living room, dining area, kitchen, private laundry area, and a downstairs primary bedroom. From here, you can also step out to your private covered patio with outdoor seating.

Both units has two additional bedrooms and a bathroom upstairs giving families and groups a little more privacy while still keeping the main gathering spaces together downstairs.

Both units are designed for comfortable group stays, giving you the space to enjoy time together without feeling crowded. Whether you're spending the day at the beach, exploring Jacksonville Beach, or simply relaxing at home, Pier Escape offers a convenient and comfortable place to settle in.

Guests will have private access to the entire property.

Having a car is the easiest way to explore Jacksonville Beach and the surrounding area, with convenient street access and parking available at the property. For shorter trips, guests can also walk or bike around the neighborhood, and rideshare services are available for getting to nearby destinations.

Health & Safety: We prioritize the health, safety, and comfort of our guests. Each stay is followed by a thorough cleaning to maintain a welcoming environment.

Late Check-Outs & Early Arrivals

1-2 hours: $100
2-3 hours: $200

Note: Early arrivals and late check-outs are not guaranteed due to our tight cleaning schedule. Please request approval in advance.

Refund Policy

A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.

General Guidelines

●Pets: A pet fee of $100 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.
●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.
●Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.
●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.
●Trash: Dispose of all trash in outside bins before departure.
●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.
●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.
●Windows: Keep windows closed for security.
●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.
●Storage Closet: Keep this area closed and locked.
●Consumables: Leftover items are at your discretion; freshness is not guaranteed.
●Furniture: Do not rearrange.
●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.
●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
●Illegal Activities: Will result in immediate eviction.
●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.
Joseph Ellen Guest Protection Program. We believe vacation should be about making memories—not worrying about "what ifs." And let's be honest... nobody likes unexpected damage claims.

To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.

As part of the simple pre-arrival process, you'll:

●Complete a quick guest verification.
●Review and electronically sign the Joseph Ellen Rental Agreement.
●Choose one of the following protection options:
●Damage Waiver: A small non-refundable fee that provides coverage for eligible accidental damage during your stay. This is the most popular option and helps avoid unexpected costs from minor accidents.
●Security Deposit: A fully refundable security deposit hold that's released after checkout, provided no damage or policy violations are found.

We'll send you a secure guest portal link before your arrival to complete these quick steps. It only takes a few minutes and helps create a smoother, worry-free experience for everyone.
